Q: Do I have to fill out an application to see the apartments?
A: No. Although our application is very simple, we do not want you to fill it out until you have a chance to see the
apartments. We do require a credit score of 650 and above and no criminal background.
Q: Are your apartments pet friendly?
A: Yes, but it depends on the apartment building and the pet. Most of our buildings allow for a small dog or cat under 25
pounds. Our insurance will not allow even the gentlest dog of a restricted breed. We have one building that is an
allergy free zone, in which no pets are allowed.
Q: What is your pet deposit policy?
A: We do not require a pet deposit or monthly additional rental fee for pets. If the pet damages the property, the pet
owner is responsible for cost of repairs.
Q: What other fees are involved in renting an apartment from Downtown Dwellings?
A: $27 application fee per person ($40 for two) to qualify for apartment rental. No parking or amenity fees.
Q: When might my rent increase?
A: Not for at least two years. Our leases never expire but automatically turn into month-to-month after one year
with no rate increase.
Q: What if I only need a six-month lease?
A: Short term leases are available at an additional monthly charge.
Q: Are all your properties located downtown?
A: Yes, all our apartments are located in downtown Little Rock. Visit our Neighborhoods page to learn more.
Q: What if I break my lease?
A: We ask for notice as soon as you know you’re leaving so that we can begin to show the apartment. If we are
able to rent the apartment as you are leaving, you are eligible for a full deposit. The most you can lose is one
Q: What if I see bugs?
A: We do pest control quarterly. If you see bugs between servicing, we have a contract with the pest control
company to come in and take care of the issue.
Q: Do your properties have air conditioning?
A: We have central heat and air in all units.
Q: Am I responsible for lawn care?
A: No. We have a lawn care company who does all mowing, shrubs and bushes are trimmed as needed.
Q: What do I do if I have maintenance issues?
A: We have an Operations Manager who handles all repairs in a timely fashion. For emergencies, you will have a
phone number to call in off hours. We respond promptly.
Q: Do you show properties on weekends and after hours?
A: We try to schedule showings at your convenience. Please contact us so we can be available when you are.
Q: How can I find out my credit score?
A: The Federal Trade Commission (FTC), the nation’s consumer protection agency, enforces the Fair Credit Reporting
Act (FCRA) which requires each of the nationwide credit reporting companies — Equifax, Experian, and TransUnion
